It's the front edge of a three-county administrative split that determines which appraisal district writes your notice of value, which school district your children attend, and how many separate tax bills arrive in your mailbox in November.

That is the thesis: inside 78015, the listing address tells you less about your future paperwork than any other data point on the page. The county line does.

If the home sits in the Kendall County portion, the annual notice of appraised value arrives from the Kendall Appraisal District. The Boerne ISD and Kendall County tax bill also comes through KAD. The City of Fair Oaks Ranch bill, however, is issued separately by the Bexar County Tax Assessor-Collector.

If the home sits in the Comal County portion, the notice of value comes from the Comal Appraisal District, and Comal County and Comal ISD taxes are billed by the Comal County Tax Assessor-Collector. The city bill still arrives separately from Bexar County. Some Comal County parcels sit inside the Boerne ISD boundary rather than Comal ISD, which produces the three-bill scenario the city itself flags: a Comal County bill, a Boerne ISD bill from KAD, and a city bill from Bexar.

If the home sits in the Bexar County portion, appraisal comes from the Bexar Appraisal District. Bexar County collects its own county taxes and the city taxes on the same statement, while Boerne ISD taxes still arrive from KAD.

What the market data actually says once you separate 78015 from 78006

Median-price screenshots are where most Fair Oaks Ranch shoppers stop reading. They shouldn't. As of May 2026, Redfin reported a Fair Oaks Ranch median sale price of $774,536, up 11.4 percent year over year, sitting above the 78006 Boerne median list of roughly $701,900 and well above the broader 78015 median list of about $599,000. Those three numbers tell three different stories.

The Fair Oaks Ranch figure reflects a nearly built-out municipality where resale supply is thin and the homes that do trade are mature, larger-lot properties. The 78015 median is dragged down by townhome and smaller-lot inventory outside city limits. The 78006 comparison is the one that matters for a relocating buyer choosing between "somewhere in Boerne" and "specifically inside Fair Oaks Ranch," and it tells you the FOR premium is real and structural, not a monthly blip.

Look at what the top of the July 2026 luxury inventory is asking. Rolling Acres Trail listings are in the $2.3 million range on the high end and $406 per square foot on the mid-range comparable.
